Caulmert is pleased to announce that on behalf of the landowners, we have secured outline planning permission for up to 65 houses, with access approved, on a 5.2 acre greenfield site in the open countryside at Glossop, Derbyshire.
Caulmert’ s planners have been instrumental in providing planning advice and guidance to the client from the outset on the best way forward to secure planning permission for residential development. This was achieved by way of a two pronged approach whereby representations in support of allocating the site for housing were made through all the stages of the Local Plan preparation process, in addition to submitting a planning application. Whilst the Local Plan is at an advanced stage in its preparation, it has yet to be adopted. However, the site eventually achieved a preferred status for housing development and, therefore, substantial weight in support of the planning application could be given.
Caulmert ensured that the application was dealt with in a swift manner by making sure that all the required reports and surveys that accompanied the application were carried out well in advance and by project managing the whole process through from start to finish.
As the site is steeply sloping, it was important to be able to demonstrate that the number of houses proposed could physically be achieved on the site, whilst according with relevant policy, in addition to providing suitable access to it from the public highway. This was demonstrated through the preparation of an illustrative masterplan, which also accompanied the application.
We also carried out lengthy negotiations with the local planning authority to ensure that requests for financial contributions were appropriate for the development proposed and were policy compliant. This involved several exchanges, resulting in significant savings for the client and in turn the viability of the site for a housing developer.
Inevitably, there were a significant number of local residents who objected to the application and who made representations at committee, however given the experience, background work and reports carried out, Caulmert’ s planners were able to confirm to members that there were no valid planning reasons for refusal.
