Caulmert’s planners have secured planning permission and listed building consent for the change of use of some vacant, Grade II listed barns within the curtilage of a black and white farmhouse within the Green Belt and Special Landscape Area, into four exclusive residential properties at a site in Woodford, Cheshire.
Caulmert advised and project managed the whole process for the client from start to finish, with seeking the initial pre application views of the Local Planning Authority, instructing architects, ecology surveys (Bats and Newt), heritage assessment, renewable energy statement, structural survey, viability assessment and by preparing a robust supporting planning statement demonstrating compliance with relevant planning policies.
Various issues were raised throughout the application process, including highways and ecology, however Caulmert’s expertise in such matters ensured that a satisfactory solution was achieved.
Caulmert has a wide range of experience in residential proposals such as this and in those benefitting from the recent changes to planning legislation whereby, subject to a number of criteria, a full planning permission is not always required.
