Caulmert Limited were commissioned by social housing provider Adra (Tai) Cyf to provide planning and engineering advice/design for the project, to re-develop a garage and filling station site as a 21 apartment senior living facility, with accommodation being provided on three floors.
Services provided included:
- Managing planning application
- Preparing supporting planning documents
- Phase I and Phase II Geo-Environmental Report
- Developing a Transport Statement
- Developing a Drainage Strategy incorporating SuDS principles
Past use of the site as a filling station and its location, on a steeply sloping ridge above Afon Cadnant provided notable challenges from both a geotechnical and an engineering perspective. Past development of the site had been achieved by constructing poorly engineering retaining walls and this, together with the need to remediate contaminated land are constraints which the project needs to address.
Having assisted Adra in obtaining both planning and SAB consent, construction of the building has been let on a Design & Build basis to Read Construction. Caulmert are pleased to continue develop their working relationship with this best practice construction company, having worked with them on several notable projects in the past few years including the £5.3m refurbishment of the Crown Buildings in Wrexham, a £5m new Sports Science Facility for Grŵp Llandrillo Menai in Llangefni and the award winning £8m new school, Ysgol y Garnedd in Bangor.
