Caulmert was commissioned to provide a range of structural, civil and geotechnical engineering consultancy services for the design of a four storey, 55 bedroom ‘extra care’ facility in North Wales.
The development comprised of the demolition of an existing primary school building and tree removal with substantial pruning in the rear woodland. This was followed by installation of a perimeter sheet piled retaining wall that part forms the new building ground floor/basement structure.
The 4-storey steel framed structure supports in-situ concrete floors on profiled metal decking and has a timber trussed rafter roof. The foundations comprised part steel tubular piles and part ground bearing pad foundations. Adjacent properties were monitored before and after the driven piling works.
The building is highly serviced and integration of the service routes was a key factor in the design development and coordination that adopted BIM Level 2 behaviours throughout.
Externally the surface water drainage adopted SUDS practices and included both rainwater harvesting and storage attenuation before discharging offsite, beneath the highway and then into a natural culverted watercourse.
